The Project
The development of lettable industrial business units comprises of 3 main buildings housing a total of 11 individual units and an ancillary building for site management.
The site also incorporates customer EV parking, HGV access, cycle bays, bin store and landscaping complimented with a traditional Cornish hedgerow to demarcate the boundary.
The site is located at Cornwall Business Park West just off the A30 at Scorrier.
The three structures are a portal steel frame design with mezzanine levels offering the customer working spaces of between 1,500 and 2,350 sqft. They sit on a combined site of 1.4 acres. Each unit has a full suite of mains utilities, DOC M toilet and kitchen area with a self-contained soakaway drainage system incorporated into the final design.
The starter units were completed and fully handed across to the client in Oct 2023 for letting and expansion of the already existing phase 1 development located immediately next door.
